- Leak Mitigation: The biggest design consideration for these projects is establishing robust measures to capture water in case of a leak. We are meticulous about the design of pools and plant rooms located within the building envelope, with a specific focus on robust waterproofing, effective drainage, adequate floor waste points, and the use of bunded walls to contain potential spills or overflows.
- Long-Term Maintainability: We approach design with the understanding that the host building may last 100 years. Our focus is on designing the surrounding structure and services to be accessible and maintainable for the long term, ensuring the pool can perform reliably for the entire lifespan of the asset.
Early Contractor Involvement (ECI) & Risk Mitigation
For apartment and hotel projects, Early Contractor Involvement (ECI) is critical. Our preference is to engage early to influence the building structure around the pools and plant rooms.
